Quick, practical answers
Frequently Asked Questions About Home Inspections
If you are preparing to buy, sell or maintain a property, it helps to know what a home inspection can—and cannot—tell you. These short answers explain the process and point you to more detailed ENG Inspections resources.

Getting started
Booking, Timing and Attendance
How long does a home inspection take?
It depends on the property's size, age, condition, access and agreed scope. Ask Nigel for a timing estimate for your specific address; no fixed duration applies to every inspection.
Should buyers attend the home inspection?
Where the property's access arrangements allow it, attendance can be useful for asking questions and understanding observations. Confirm the attendance plan when booking.
When should I schedule a pre-purchase inspection?
Arrange it early enough to review the results before the purchase decision or any relevant subject-removal deadline. Confirm availability with Nigel.
Can I book an inspection on a weekend or the same day?
Contact Nigel to ask about current scheduling. ENG Inspections has not published a guaranteed same-day or weekend availability policy.
How do I request a booking?
Provide your name, contact details, property address, inspection type and preferred timing through the booking form or by calling (778) 302-4663.
Inspection scope
What Is Included in a Home Inspection?
A standard property inspection is a non-invasive visual review of accessible systems and components within an agreed scope. Depending on the building, this may include visible portions of the roof, structure, exterior, interior, plumbing, electrical and heating or ventilation systems.
It does not involve opening finished walls, testing every hidden component or guaranteeing freedom from defects. Access restrictions and safety conditions affect what can be reviewed.

Common concerns
Reports, Technology and Costs
What will I receive after an inspection?
ENG Inspections describes photo-supported written reports with observations, explanations and prioritized findings. Confirm delivery arrangements with Nigel when booking.
Does thermal imaging find every moisture problem?
No. Thermal imaging shows temperature patterns; a pattern can suggest further investigation but does not alone prove moisture, a leak or an electrical defect.
What does a home inspection cost?
The published starting price is $500. Final pricing depends on the property and agreed scope. Request a property-specific quote.
Is a home inspection a guarantee the home has no problems?
No. It is a visual snapshot of accessible conditions at the time of inspection, not an insurance policy or a warranty.
Do condo buyers still need to review strata records?
Yes. A unit inspection and review of strata documents serve different purposes. Common property and corporation history may not be visible during a unit inspection.
What if the inspector finds a serious concern?
Read the description, ask questions and consider advice from an appropriate specialist when needed. A report supports decisions but does not replace specialist testing.
