03

Condo Inspections

For BC strata buyers, a visual condo unit inspection complements—but does not replace—review of Form B, meeting minutes, depreciation reports and available strata records. Common property is subject to the agreed scope.

04

Townhouse Inspections

BC townhouses may be strata or non-strata properties. Confirm who is responsible for roofing, exterior components, drainage and other common elements while Nigel reviews the accessible areas included in your inspection.

Commercial Property Inspections

From BC retail and office premises to light-industrial spaces, an agreed commercial inspection scope helps buyers, owners and tenants identify visible building concerns. Specialist assessments may be appropriate for complex systems.

New Home & Warranty Inspections

For newly built BC homes, a pre-possession review can document observable deficiencies; later inspections can help record visible concerns before relevant warranty milestones. Check your actual 2-5-10 warranty terms and deadlines.

What Nigel Inspects

Visual Inspections Tailored to BC Properties

A home inspection is a non-invasive visual assessment of safely accessible areas at the time of the visit. Depending on the property and agreed scope, Nigel may review visible roofing, exterior cladding, drainage, structure, plumbing, electrical, heating, ventilation, insulation and interior components. BC homes can present different questions based on climate, building age, construction type and site access.

For example, coastal properties may warrant discussion of visible moisture staining and building-envelope details; colder Interior properties can raise questions about insulation or freeze exposure; and hillside sites may require careful observation of accessible drainage and retaining structures. These are considerations to assess—not claims that a particular property has a defect. Concealed conditions and specialist testing fall outside a standard visual inspection.

Review our home inspection FAQs for typical limitations and scheduling questions.

Photo-Based Reports and Practical Inspection Tools

Nigel documents observable concerns in photo-supported reports designed to help BC buyers, sellers and owners understand what was seen and what may merit attention. When suitable for the agreed scope, moisture meters or thermal imaging can support further observation. Aerial photography may assist where weather, access and regulations permit.

Thermal images indicate temperature patterns; they do not by themselves prove a leak, mould or electrical defect. A report records conditions observed on the inspection date and may recommend appropriate trade or specialist follow-up. Nigel has conducted thousands of inspections since 2016 and brings more than 20 years of construction, renovation and contracting experience.

Property Considerations Across the Province

Different BC Homes Call for Different Questions

BC's varied geography and housing stock make property-specific assessment important. The following are examples of questions to consider when choosing an inspection—not diagnoses or descriptions of past ENG Inspections jobs.

01

Coastal and Island Properties

Frequent rainfall and exposed building envelopes can make accessible exterior details, ventilation and signs of moisture intrusion important discussion points.

02

Interior and Mountain Homes

Heating systems, attic insulation, snow exposure and seasonal freeze–thaw conditions can influence which accessible components merit attention during a visual assessment.

Strata and New Construction

BC condos, townhouses and newly built homes involve different ownership responsibilities and documents. Review strata records or the property's warranty documents alongside the inspection findings.
