Bathroom Maintenance Tips

This is quite a common concern found during a home inspection and in some cases immediate repairs are required. When shower tiles are not adequately maintained, the grout/caulking begins to crack and fail which can allow for moisture penetration. In this case there was multiple other issues which included a leaking toilet seal and immediate repairs were required to prevent further damage. Although this concern is quite commonly found during a home inspection a simple maintenance plan and repairs can usually resolve the issue without major renovations. #mondaymotivation #maintenance #tip #tipoftheay #shower #bathroom #homeinspection #vancouverhomeinspector #simple #renovation

Thermal Imaging

Here is a great example of why I include a thermal imaging scan on every home inspection. This scan revealed a large amount of missing insulation in the livingroom and this would be difficult to repair from the interior. The inspection also revealed that this home needed a new roof within the next year. Instead of pulling out drywall with potentially asbestos containing material, I recommended that the insulation be added when the roof was replaced. One year later my client sent me a picture of the missing insulation during the roof replacement. It is very important that the inspector has experience with renovations and construction to give valuable advice like this. #experience #advice #asbestos #safety #client #consulting #thermalimage #flir
